I toured here and I really loved the old growth trees when we were walking around the complex. The area is really nice and quiet. Lots of trails and nature. Their gym has a full set of weights which was surprising and it was nicely spaced out. There are 2 pools, one that's heated in front of the office and another with a view of the area.

I really love this community, it’s very quiet, dog friendly, safe and has wonderful views of the golf course. The management just threw a big pool party last week with lots of food, drinks and prizes for their residents. Bella and James were there making sure everything was going smooth. Thank you guys for making it happen!

El Dorado Hills Apartments Review

Moving into El Dorado Hills Apartments was a decision made out of necessity, but I quickly realized it was not the best one. The unit I was given had been on the market for quite some time, which, in hindsight, makes sense due to the overwhelming mildew smell inside. The washer had a terrible stench, and instead of addressing the issue, management simply placed a freshener in the washer, which did nothing to resolve the underlying problem. There's also an ongoing issue with the washer, and rather than replacing it, they used a wet solution to try and cover up the problem.

Maintenance is an absolute nightmare. Any request has to be submitted online because they refuse to take them over the phone--yet they have no problem texting tenants about other things. When a serious safety issue arose, their response was unacceptable. My carbon monoxide indicator went off for over an hour, and after doing some research, I realized the severity of the situation. I called maintenance, and when they arrived, they dismissed it entirely, saying there was no reason for the alarm to be going off.

Not feeling safe, I had a friend in the industry check the levels, and my home had a 46% carbon monoxide reading--dangerously high. Two days later, the complex suddenly treated it as a state emergency, calling SDGE to come out without my permission to enter my home while I was away. I specifically asked them to handle the matter while I was present, yet they ignored my request.

Overall, this place is a joke. The living conditions are poor, maintenance is unreliable, and serious safety concerns are brushed off. I would never recommend living here, and if I had the option to break my lease, I would do so immediately. Do yourself a favor and look elsewhere.

Been here for just about a year. Love it! Peaceful, and cozy place to live. Landscaping is always cared for. Maintenance staff is great with keeping this place clean. Daniel has been someone my husband and I see most. He’s a hustler getting things done and is always friendly. Shout out to Hever in the office as well for always being patient with us and getting us into the best apartment!

The maintenance staff is always on top of it. I never have to wait longer than 1 day to fix an issue. I recently had a sink issue that involved the faucet and the garbage disposal (issue occurred at different times). Both JC and Mario came at separate times to fix the issue. They were both very professional and were in and out quickly. Gabriel has also previously helped with vent and screen door issues. The staff is great!

I've been living here for about 7 months, and I have had many issues in this short time.

When I first was looking at the apartment, I made a point to ask about the noise level, and I was reassured that this was a quiet complex. But it's obvious they will say anything just to rent these apartments (I've heard the same person that rented to me tell other potential tenants how quite it is here). Since I moved in, though, it has been a non-stop noise from neighbors, kids running around, and ongoing construction. The office recently sent a memo to the complex about not leaving kids unattended, and I understand the need for the maintenance, but it has been non-stop since I moved in. I am hoping that as we move into winter, the construction will slow down.

I initially had to change my parking spot 2x because the spots they wanted to give me barely fit my car. I eventually got a decent parking spot, but it's halfway down the complex, and the person that has the spot next to me consistently parks so close to the line that it's difficult for me to pull in between them and the post. I have contacted the office about this, and they called the tentat about their parking.

There was an issue with someone consistently parking all day/ overnight in the loading zone near me. I believe this has been addressed, though, as more recently, this has not been an issue.

One thing I absolutely loved about my apartment was the beautiful tree right outside my patio. It gave me a little privacy from my neighbors, and I really loved sitting on the patio with my cats watching the sunset and all the birds that would settle into the tree for the night. However, they recently had the trees on the property trimmed, and whatever company they hired completely butchered this tree. They cut out all the branches on this side of the tree, so now, any time I'm out on my patio, all I see is the branch stumps from where they cut. I did reach out to the office about how upset I was over this, but there is obviously nothing they could do. I really hope they use a more reputable tree trimming company next time.

It has rained recently, I just realized that the roof doesn't completely cover the patios. Be ready for some of what is on your patio to get wet and dirty due to run-off from the roof. Plants would do well around the patio edge.

My downstairs neighbor has decided to start smoking, and every time she does, it fills my house with the smell of cigarettes. I also contacted the office about this and was basically told there was nothing they could do and that smoking is allowed on the patios. I find this unacceptable. This complex should either have a designated smoking area that doesn't affect the other tenants or ban smoking altogether.

It really depends on the location of your apartment. But as I mentioned earlier, my apartment is up near the front gate, so all these issues affect me often.

Update: They are now threatening to take action if tenants don't remove the plants on balcony railings (which aren't bothering anyone). Mine have been there for close to a yr at this point, but suddenly it's an issue, and I'm getting notified because it's in the lease and they are worried about the esthetic of the property. However, every time I'm on my patio, I have to look at the tree they hacked up. Doesn't make sense.

Plants need to be in specific pots for the railings, so I would need to go and buy all new pots and new soil to re-pot all my plants.

If I had known living here would be like this, I would never have moved into this apartment.

This place has gone downhill. The leasing office doesn't seem to care that gravel falls from the top of the carports onto your car. They don't sweep all the carports either. Lot's of bugs and large spiders. Watch where you walk, many dogs leaving behind feces. Everyone is nice despite the maintenance issues which could be addressed with some effort. Hope to see an improvement. Many local guides are giving this place a bad rating. It's obvious there are tons of fake reviews here.

Update: More recently, there is an issue with their payments portal loading and are charging late fees even with this issue. It might not affect everyone, but it definitely affects me! Rip off!
