I moved here several months ago and could not be happier with my apartment and the awesome management team here!! The few things I’ve needed fixed since moving in were taken care of promptly by professional maintenance people that made me feel very comfortable. Whenever I have had any kind of issue or disruption with other tenants I am very welcomed and well received by the management team. My apartment isn’t one of the ‘upgraded’ units but is still very nice. Water pressure is great here as well. The grounds are kept nice and clean too. I relocated after selling my home in Oregon and needed a nice space to land while I got my bearings and figured out where I want to buy a home in the future. I first lived in another apartment complex with a different management company. I had to move out of that apartment in a rush due to major issues with disrepair and new tenant moving in that had drug issues at my last apartment management allowed in. The staff at Lake Forest accommodated me and supported me every step of the way. They offered me a great safe apartment with a nice view so I could get myself and my dog to safety. I will not be moving anytime soon. I could not be happier with them!!

We initially loved this community, but after just two months, we’re sick and tired of the constant noise. The leasing staff, especially Alex, was great during move-in, but the noise situation has been unbearable. Despite multiple complaints and management’s awareness, the neighbors below us continue to stomp, slam doors, and bang on the walls at all hours. It genuinely feels like we live in their apartment, and the lack of consideration is unbelievable.

This has made it difficult to live comfortably, especially given how much we pay to be here. We really wanted to love this place, but at this point, it’s just not a great living situation.

After being here for almost six months, I am glad that I chose Lake Forest. The staff here are professional, friendly and responsive. Maintenance has been excellent and the grounds are well maintained. Thank you to Alex for answering all my questions and making sure my apartment was ready when I moved in.

Management literally does nothing. Every time we had maintenance issues would take nearly a month to address. Was there for nearly 3 years and had a leaking water heater that would flood the floors. They wouldn’t do anything about it besides tighten a bolt and would continue to leak. We got stuck paying double for our water bill when this happened and they claimed this shouldn’t affect our bill. Place was nice but the staff is a joke.

Possibly the worst apartment i have ever lived near; horrible and rude management, electrical, appliance, piping issues.

Almost everything is sloppily painted over and i have found several signs of mold that the management refuses to address.

The appliances are almost all used despite them saying they were "new". I found lint and stickers inside the clothes dryer. More wear and tear found on whatever else.

The eletrical is in shambles, every few weeks a new light stops working or a new outlet stops functioning, speaking of which all the outlets are poorly maintained and stuff will fall out of them very easily. I would also use a surge protecter if you have any expensive electronics, i had a 200$ motherboard fried overnight because of the horrible electrical here.

Many drains are slow to drain and often clog from minimal use, and some of the sinks are copper based so they turn an ugly green if you dont constantly wipe them down.

The internet infrastructure is severely outdated and all ethernet ports are outdated or non-functional. This apartment is right next to a fire station so 5ghz and 2.4ghz bands are extremely congested

The maintance request can take WEEKS to address even simple problems, so i hope you like clogged toilets and chirping fire alarms, you will deal with it a lot.

Also, if you hate bugs make sure you get the apartment sprayed, found a few cochroaches and a millipedes when i moved in over the span of 2 months. Went away after spraying though.

Lastly, the resident portal that is used to pay your bills is EXTREMELY unreliable, if you pay your bill you CANNOT forget about it. You must constantly check it went through and you explicitly recieved an email confirmation, this is not clarified anywhere but do not trust what the website says when you pay. I have had to pay the late fee so many times because how unreliable it is. (And the late fee aint small)

I have lived at Lake Forest Apartments for over six years and it has been one of the best apartment communities I have ever lived in. With its forest trees and low-density layout, it's a peaceful community to even walk around for exercise. Sometimes, you can see deer roaming around our buildings in the morning. The staff have always been friendly and professional and all maintenance requests have been handled with good communications and promptness.

Management takes their time in addressing noisy neighbors and in maintenance..been here 7 months and they took that long to talk to the the abusive neighbor(s) They have no foillow-up.
I wonder what will happen if i don't pay their rent and water/garbage bill that is always a gauge.
They did not say that my place was going to be directly next to Francisco Drive. A major thorough fare and street. Continual noise. Lack of disclosure..and can't wait toi move.
The assistant as rude as possible. And they show favortism to long-time tenants and are prejudicial towards newer tennts. No wonder they have 20 vacanies to date.

My husband and I have lived in this beautiful complex for 11 years. The management and maintenance teams have always been there when we needed anything. The grounds are lovely, and maintained by an outside service every Monday. I've attached a photo from our balcony of our view. Pool service also comes once a week, and we enjoy sitting by the clean area after our walks. The rents have been raised, according to rental standards, but are within the norm of this area. I highly recommend making Lake Forest Apartments your home.
