Didn't even need to look inside. Had an appointment for noon, and the leasing agent Greg shows up 20 minutes late without an explanation or apology. No email, phone, or text communication to let us know he'll be running late. Just asks us to wait a minute in the lobby and leaves the office with another client.

No responsibility or respect. If this is the first impression they choose to show, then I doubt the living experience will be any different.

Dear Prospective Tenants,

I hope this correspondence finds you on your search for a new residence. I would like to take this opportunity to convey our recent experience with Park Royal Apartment Complex, which has proven to be quite disheartening. I believe it is vital for potential residents to be well-informed. I’m absolutely baffled!

In November, my husband and I began our search for an apartment in San Mateo. We were initially filled with optimism when we discovered Park Royal Apartment Complex. At first, our interaction with Greg, our primary point of contact, was positive. We proceeded to pay an application fee and a deposit totaling approximately $800 to secure the apartment, envisioning our future there. However, what transpired thereafter was a stark deviation from our expectations.

Upon conducting a thorough review of the lease, several concerning issues became apparent, including a significant number of negative reviews. Many of these reviews pointed to alarming matters such as pest infestations and reports of unsupervised individuals loitering in and around the complex, smoking marijuana and public drunkness. After considerable deliberation, my husband and I concluded that it would be prudent not to proceed with our plans to move in.

When I contacted Greg to discuss the process for the return of our deposit, I was unfortunately met with dismissiveness and a series of explanations regarding the refund process that left us both frustrated and perplexed.

Despite my numerous follow-up attempts—via email, telephone calls, and multiple in-person visits from my husband—our refund check was inexplicably delayed for over a month! . Each interaction with him was characterized by a lack of professionalism and accountability. It was only after insisting that the check be sent directly to Greg’s office that it was finally delivered, miraculously arriving just days later with the time stamp of being delivered the day that we made the last request.

Greg is a snake and will smile in your face and show his true colors once things don’t go in his favor.

In light of our disappointing experience, I feel it is my duty to strongly advise anyone considering this apartment complex to proceed with extreme caution. It is disheartening to encounter such poor management and customer service, and I sincerely hope that others do not have to endure a similar ordeal. He really should not be allowed to represent the company. I’m pretty sure I’m not the only person that feels that way.

Save your time and tour a different apartment. Drove an hour here only to find nobody at the leasing office at the time of my scheduled appointment. No response to my email or phone call asking why nobody was there for my appointment. Thanks for wasting my time. Seems like I’m not the first person this has happened to.

I lived here with my small family for over 2.5 years. Things started getting bad in fall of 2023 when the apt was infested with cockroaches. We are clean people and couldn’t figure out why this happened. I spoke with neighbor on lower floor and they had the same problem. Waking up in the morning killing 5-6 cockroaches in the kitchen. Oven display had cockroaches inside. Opened dishwasher and there were more. The apt manager sprayed our apt every month from Sept - Feb. it got better but we’d still see them a couple times a week and our oven display has cockroaches inside droppings inside. We asked them to replace the oven and they never did.

Our water bill also went from $50 to $90 around that time. Come to find out the apartments in our building were housing 5+ adults and they divide the water bill for the building by how many ppl are on the lease. The apt across from us had sheets up in the living room to divide living spaces for many ppl that lived there.
The building has loud tenants and lots of people outside smoking weed, cigarettes and drinking. Right before we moved our, I went to use the grill for lunch and there were 2 guys passed out drunk in their car by the grills and one peeing on his tire with empty beer cans everywhere. This place was nice when we moved in but it went downhill fast. I would not recommend living here.

Also notice that the reviews here are not people that actually lived in the apartments… and they’re all leaving reviews for the same 2 businesses (PR & San Leandro Racquet club)I don’t think that’s a coincidence…

I’m considering moving from Midwest to California and I visited a few places to live. Park Royal was by far the best in regards of value and beauty. Greg, the property manager was awesome! Thank you for the great experience!

Mediocre management—They are aware of their heater issue yet they ignore it and allow their tenants to live through it. Spent over a month without heat during winter.

You need to keep the heater on to avoid the obnoxious and loud clanking noise (it gets hot as hell and the noise is similar to getting a wrench and banging it on a pipe) they simply do not care. When offered to bring someone to fix it they tell you “no! Please don’t bring anyone” -Maureen

The tenents have complained about the property not being maintained and it goes ignored.

Greg Perez’s work is based on bad faith and he is unethical! At first glance he appears kind but don’t be fooled. Cover yourself!!

They had someone amazing who used to manage the property but is no longer with the company. All downhill sadly

Cheap, unethical, and overall mediocre management.

"The heater in my bedroom, one of the amenity in the apartment, is making continuously annoying humming noise (like bee) while it is off for over a month during late night and morning. It can last over 12 hours. Maintenance guy and outside vendor came many times and the problem cannot be fixed permanently. I cannot sleep with this noise going on, not to mention other inconvenience it brings. Earplugs doesn't help. Please be noticed, this noise acts up when it is off, not when I am using it. This kind of low frequency noise harms my health. I have been having insufficient sleep and headache. I am afraid I have to move out before I get any worse health problem like neurasthenia."

Thankfully, I moved out after abt two months of living.
Something worse are list below:
1. One of the maintenance guy didn't help or even pick up the 24/7 emergency call when problem was happening MANY TIMES. Very bad attitude. Tho another maintenance guy is very nice. They rotate to take the emergency call. So good luck with that.
2. No proper compensation at all. I didn't get to talk to whoever has a say at first. All through site property manager who always say he cannot decide and ask me wait for an answer and refused to provide contact info of his so-called upper management. In the last, I found the contact of the upper manager myself and found the site property manager lied about things.
The newly renovated apt does seem nice but just seemingly.
