I was a resident at Ryan Tower for 2 years. For the most part, Ryan Tower is wonderful. It's close to downtown, has a nice rooftop, and a beautiful view. The building manager, Helen, and all the maintenance staff are very responsive and kind. However, the building doesn't do anything about indoor smoking except send email reminders. Because of the way the vents are connected, when someone smokes the smell spreads to other units. It only used to happen once every few months, but in the last several weeks, I've been smelling cigarette smoke at least once a day, every day. I hate that I'm being exposed to secondhand smoking and frustrated that more isn't being done about it.

Interior & Location - The entire building is modern and clean. Some key features: Amazon hub, basement parking garage, indoor gym, common rooftop patio. The building is central to Downtown San Mateo, walking distance to hundreds of restaurants, and 2-3 min drive to Safeway & the Freeways. 10 min drive to Costco.

Service - Jamie and Greg are amazing at assisting everyone. Always timely response on issues, and friendly. The community is family friendly, pets friendly, and noise minimum. The community usually has gatherings (not during COVID -19), so I can’t wait to attend those.

Overall, best living experience ever for me.

I absolutely love living at Ryan Tower. My boyfriend, Beagle puppy and I been here since September 2018 and have had nothing but great experiences.
MANAGEMENT
The management team here is truly awesome. They never hesitate to ensure that each and every resident at Ryan is happy and taken care of. You're always greeted with a smile and genuine conversation from Cesar and Carlos, whether they're in the front office or running around the building. It's very evident that the team is constantly working to better the overall atmosphere, moral and living conditions for all the tenants. They also go out of their way to plan social events for the Ryan Tower community-- such as holiday celebrations for everyone in the front lobby with wine and treats, donuts every Friday, grilled cheese day--- & many more!
AMENITIES/APARTMENT
The units are large, open, with great windows!! And dog friendly! The building is clean-- small gym on the top floor next to the incredible rooftop patio. Ample parking. Laundry on each floor. No complaints!
LOCATION
The building location is perfect-- a block away from downtown tucked into the residential area to give the quiet, tranquil feeling-- but also close enough downtown to run to Draggers, Walgreens, Caltrain, or a handful or restaurants and bars. One of the main reasons we chose the building was the location and then we felling love with everything else.
EXPERIENCES
Had a time where we burnt some food and smoke was everywhere! We were concerned it would set off the fire alarm for the building-- we called maintenance and Cesar was at our unit within minutes helping us take care of the situation. We've also had a few other instances were we needed some maintenance things taken care of and they were completed with no problems at all. Again, no complaints.
I highly recommend Ryan tower and am grateful for the helpful, motivated team that helps make it all possible!

Location and views are great, but it's an old building with things constantly falling apart. The entire place is being held together by one live-in handy man. Water is constantly being turned off for maintenance. They overcharge you for water/sewage. I had a 12 month contract and had to pay for an additional 20 days bc I didn't notify them early enough that I was moving out. Had to pay an additional $2,000 that they then immediately sent to a debt collection agency even though they had my information on file for the last 12 months. I was getting debt collector phone calls at random times in the morning and night even after I had called Ryan tower directly and confirmed that they received my money. If the building manager is reading this, please just charge my card next time like a decent human being.

I do not recommend this apartment.

Ryan Tower increases charges at EVERY opportunity:

Maximum rent increases at renewal.

Parking, Storage, Garbage was part of rent until they decided to charge extra for it.
(Almost certain blocking hallways is a San Mateo Fire Dept hazard.)
Water/sewage was over charged.
AND they will charge you a full cleaning fee from your security deposit even if you have the place spotless when you move-out.

Reconstruction noise is constant.
Even when the parking lot was being repaired, you still paid for it.
If you've been gone for a month, you're still charged for utilities.
And utilities are charged by a billing company,
No proof or documentation from any utility company.

Living at Ryan Tower has been a wonderful experience. The staff is so friendly and welcoming. It’s hard to find people like this! The building itself is beautiful. It is also very clean from the hallways to laundry facilities to elevators. I love that you can pay for laundry using an app! Location is great as it’s walking distance from downtown San Mateo. Neighborhood is peaceful and safe. Rooftop on the 11th floor has a beautiful view! I couldn’t be happier to have found Ryan Tower as my home.

Be careful, you might be charged for cleaning and painting when you move out, even though you might think you cleaned as much as you can. We moved out after cleaning the whole apartment. Sure the apartment was not spotless due to normal wears. But it was descent. Still we're charged $145 for "medium cleaning" and $275 for painting (1 bedroom). We saw ourselves careful tenants. Apparently, the management has a much higher standard. We were rarely charged for cleaning fee before. It feels like they checked every spot in the apartment and charge for them.

I've lived here just about one year now, and I'm very happy here. The Building Manager (Cesar) is great. He is extremely responsive and every time I've needed assistance he is right there. He organizes monthly events for the building (grilled cheese and mimosas, rooftop BBQs, holiday parties with food/drinks) which occur once a month +/-. Moreover he knows everyone in the building by name, always happy to stop and chat with you, and really creates a family kind of atmosphere.

Location is great. Street parking/availability is adequate. Rent isn't bad for the area. Dog friendly.

Great spot to live!
