Updating the review after a couple of years with them from 5 stars to 2.

They used to have the best staff and that's why I loved living here. Recently their staff got changed and a new guy came in as the leasing office staff. He is rude, insensitive and arrogant. We see so much of difference from the old staff (Veronica and Tony) to this guy.

The only thing great that these guys had and other don't have was the very welcoming staff and now they don't have it anymore.

Nice enough place, BUT make sure you do not leave until you get 100% your security deposit back. I left the place cleaner than when I moved out and these cockaroaches took out over $900 for made up "cleaning fees." Also, my unit suffered a swarm of mice infestation which they were unsympathetic and did not react in a promptly matter. On top of that, expect massive jumps in lease renewals.

Do not leave anything out, even if it is locked up. My wife's bike and mine were stolen out of the complex.
Also be warned, they outsource your utility bill (sewer,water,trash) to a 3rd party company that bills you a fraction of what your building uses...so if you are single and your neighbors are multigenerational dwellers, you will be paying for your neighbors. The monthly bills only seemed to go higher and higher with very little to no breakdown of what you are actually paying for.

The building is not safe. Have had my bike stolen from the apartment patio and recently someone stole my rear view mirror. The building management doesn’t care about security complaints and just contacts you for rent increases and lease renewals. Maintenance requests are completed mostly in time but very slow to respond to messages.
Only thing good is the views from the waterfront apartments. I don’t know why anyone else would live here

There are so many benefits to Sand Cove because of its unique location on a lagoon, which provides paddle boarding, kayaking, boating, swimming and amazing views. We are also next to the city's Recreation center which hosts annual fairs, carnivals with rides, car shows, movie nights with overnight camping in the city park, basketball, tennis, PICKLE BALL, Bocci Ball, skateboarding, kids center, yoga, ping pong, dances, event centers for weddings, Anniversaries, dances, birthday parties, weekly food truck gatherings, ethnic celebrations like the Indian Festival of Colors (super fun!), dragon boat races, annual college crew races, and unbelievable concerts in the gorgeous concert hall facing the lagoon. There is much more but too much to list, but all of that it is less than a 5 minute walk from our apartment. All that said, nothing tops the service from management and staff. Our Manager Will has the warmest heart and excellent service. He is always welcoming, kind and funny with the warmest smile. Will has assembled a staff to match his level of service and professionalism. Mason is always available, and fixes everything while making you feel like family. The maintenance guy, Will, is a very proficient and expedient maintenance guy that also greats you with a smile, EVERYTIME! I love the staff, the location and the upgraded apartments. 5 stars and 2 thumbs up! I have lived here for 3 years and I would be sad if I ever had to leave here. This place never get's old. I am a severly disabled veteran, and this place is straight-up therapeutic for me because of the calmness of the water, the endless activities from Foster City to keep me engaged in life, and most of all the extremely accommodating and unbelievably kind and warm-hearted staff led by Will, that ALWAYS greet you with a smile!

Lived at Sand Cove for 2 years and would not recommend. Renovations were poorly done and we’ve had lots of problems.

Cons:
- Large rent increases yearly (up 27% in 2 years)
- Lost hot water twice, for a few days at a time
- Water leaks through windows when it rains
- Heaters don’t work well (apartment reaches about 60F in the winter)
- Frequent theft (many packages and my car have been stolen from property)
- Dishwasher trips breaker when used

Great place to live, quiet, spacious, close to everything but out of the way in a peaceful setting with lots of activities on land and in the water. I love my balconies with views of the water. Friendly people live here and take care of us who live here.
